Roof Report

The office facility’s existing four-ply coal tar pitch and gravel roof system was mopped directly to the gypsum roof deck without roof insulation. Multiple leaks appeared where splits, cracks and blisters had occurred throughout the field of the roof and along the perimeter flashings.

Waukegan Roofing removed the existing roofing gravel along with accumulated dirt and debris from the roof surface and properly disposed of it. Then, over the existing roof, the team installed two layers of flat polyisocyanurate insulation with a combined R-value of 25 (required by the Village of Wheeling) set in cold-process roofing insulation adhesive. Tapered insulation also was installed at eight roof drains and behind seven exhaust-fan curbs to improve the flow of water off the surface of the roof.

Next, the white thermoplastic single-ply roof with a 15-year limited warranty was installed using a cold-process membrane adhesive. Prefabricated roof flashings from the membrane manufacturer ensure the weathertight integrity of the new roof system. Finally, 24-gauge sheet metal flashings with a Kynar 500 20-year paint finish were installed.

The reroofing project took place from Nov. 1 to Nov. 15, 2014.
